The Workers' Advantage Program is a Nevada Housing Division program that puts up to $20,000 toward a home for essential workers — the people who keep Las Vegas running.

The $20,000 comes as a no-interest, no-payment second mortgage on a 30-year term. You don’t make monthly payments on it. You repay it when you sell or refinance — not before.

No first-time homebuyer requirement. No interest. No monthly payment.

Who Are the Essential Workers?

The Workers' Advantage Program was built for the people who keep Nevada communities running. Qualifying professions include:

Healthcare: Physicians, registered nurses, nurse practitioners, medical assistants, pharmacists, physical therapists, home health aides, and more.

Education: Teachers, teacher aides, school counselors, school administrators, custodians, school bus drivers, and more.

Public Safety: Police officers, firefighters, EMTs, paramedics, correctional officers, dispatchers, state troopers, and more.

Construction: Carpenters, electricians, plumbers, roofers, masons, heavy equipment operators, and more.

Eligibility Requirements

  • Nevada resident for at least 6 months

  • Must work in a qualifying essential worker profession

  • Household income up to 150% AMI — Clark County limit: $142,350

  • Home price up to $832,750

  • Complete a HUD-approved homebuyer counseling course before closing

  • Must not have previously used a Home Is Possible program

  • Primary residence only

How to Apply for the Workers' Advantage Program

  1. Book a strategy session — we’ll map your timeline, your income, your home and location requirements, and how to position you before you ever talk to a lender.

  2. Connect with a participating lender — not all lenders offer this program. If you don’t have one, I maintain a list of partners who know the Workers' Advantage Program inside and out. Your lender will review your full mortgage qualification and identify every program you may be eligible for.

  3. Confirm your profession qualifies — your lender will verify this as part of the process.

  4. Complete the required HUD-approved homebuyer counseling course before closing.

  5. Structure your purchase using the program — this is where the strategy pays off.

Do I have to be a first-time buyer?
No. There is no first-time homebuyer requirement for the Workers' Advantage Program.

Does my co-borrower have to be an essential worker too?
No. Only one borrower needs to meet the essential worker requirement.

Do I have to repay the $20,000?
Yes — when you sell or refinance. It is a no-interest, no-payment second mortgage. Not a grant. But also not costing you anything monthly.
